5343 Livingston Avenue

Wow! This architecturally-significant home was created by some of our city's highly recognized designers: home designed by Joshua Rice Design, interiors by Gonzalo Bueno of TenPlusThree, and pool/patios by David Hocker Designs. The master bedroom, bath and living spaces wrap the pool and patios allowing relaxing views through walls of glass. The kitchen overlooks a dramatic dining area – all open to the formal living and den. Light-filled study near the entry allows private retreat and upstairs bedrooms and large gameroom have privacy as well. Feels like a fine spa!

Contemporary with warm, sophisticated details and a jaw-dropping pool – this home feels like you are living in a dream. Open kitchen has a wall of glass overlooking pool and outside patio by David Hocker Designs. The moveable lounging platform rolls from hot tub to the fireplace – perfect for dangling your feet over the pool on a summer night or watching the stars by the crackling fireplace in the winter. Enjoy all of the aesthetic details plus the architcect's plans for energy efficiencies.

Energy efficient with four HVAC units rated SEER19+ with allergen-free filtration, extra R19 insulation in exterior walls, R38 insulation in ceilings, commercial double pane windows, thermal shielding under roof, standing seam metal roof, two 50 gallon high efficiency water heaters with recirculation pump, and more. Designer fixtures, amazing textures, plus fine finishes: Ann Sacks honed limestone, Vermont Danby marble, Holly Hunt lighting, even suede surround on the formal living room fireplace.
